As we enter the winter season and there are question marks as to where the real estate market will be next spring, one thing is certain at Lee Davies Real Estate (LDRE); we need more homes to sell!
Overall inventory numbers have grown across the industry. But, after completing a banner sales summer, it is apparent that the LDRE business model works. The main reason our aggressive marketing system, which includes professional photography, full screen virtual tours, two sided color brochures, and color print media ads, is so successful is because our sellers properly prepare their homes and price it accurately based on market trends.
One tool we use to educate our clients and assist in this process is our comprehensive “Direct Home to Home Comparison” Price Reports. LDRE Lead Brokers compile these reports comparing the subject property to a number of similar active, pending, and sold homes. This thorough comparison is completed in a spread sheet with relevant information including: the original listing price, the final listing price, and the sold price when applicable. Our experienced Lead Brokers make adjustments to each home based on land value, home size, condition, quality, and garage size in direct comparison to our client’s subject property. We use this formula as our guide to educate clients on how to price accurately. We will then study the market absorption time for the subject property’s micro-market helping us determine how aggressively the home should be priced.
The combined package of accurate pricing and excellent marketing will still likely fall flat in today’s market unless the home has been properly cleaned, detailed, updated, and staged making the home stand out compared to the competition. Our experienced brokers offer counseling in this area and can assist in coordinating all the steps in this process through our professional partners and recommended vendors. We consistently “re-invent” homes prior to introducing them to the market and to ensure that when we activate the listing, we have an exceptional product to introduce.

With a fascinating background and the edge of being multilingual, Sydney Miseon Taggart is a tremendous asset to the Lee Davies Team. She often weaves her knowledge of Korean, Japanese and Chinese languages through her real estate transactions and frequently works with international clientele. In any language, Sydney’s informative, thorough and pleasant demeanor is assuring to her clients as she guides them through the process financially and methodically to successfully complete their transaction.

Sydney is a proud mom of a Jesuit football running back and has family all over the world. She is very active and athletic, enjoying tennis, skiing, swimming, running, hiking, biking and watching NBA and MLB. She also plays piano, sings in a church choir, and loves cooking, gardening, entertaining, traveling and reading. When not at work, she is a UNICEF and food drive volunteer and, with her love of history, religion and environmental issues, she aspires to be a missionary ambassador in Africa after she retires.
